Office solar economics are uniquely shaped by tenancy. Most UK offices are tenanted on FRI leases, the service charge model means recovery of utility cost is via per-square-foot allocation, and ESG reporting expectations are now standard on any property above 10,000 sq ft. We work with the property's service-charge accountant to design a billing mechanism that allocates solar-generated kWh to tenants on a fair basis, typically per-square-foot.

Roof acoustics

Who owns the solar in a tenanted building?
Usually the landlord owns the system, and recovers the cost via service charge over a 10-year period. Alternatively a tenant can install behind their own meter where they have demised electricity supply.
Does solar increase building value?
Yes. Recent JLL valuations show 5–9% capital uplift on office buildings with on-site solar and EPC B improvements, driven by tenant demand and ESG-led investor appetite.
What about facade-mounted PV?
For curtain-wall office buildings, BIPV (building-integrated photovoltaics) can be specified into the facade. Cost is roughly 3× rooftop PV per kWp but the building aesthetic is preserved.
