Commercial Solar FAQs

20 questions UK commercial buyers ask about solar PV — sizing, grid connection, finance, ESG reporting, multi-site delivery, tax allowances. Answered by a working installer.

What is the minimum commercial system size you will quote?
30kWp. Below that, the survey-to-install fixed costs eat the financial case. If you have a smaller commercial roof we will say so and recommend an alternative installer.
Do you work outside the United Kingdom?
Yes for commercial projects above 250kWp — our service radius extends 130 miles for projects that justify the travel. We routinely deliver in South Yorkshire, the West Midlands, Cambridgeshire, Norfolk and the Thames Valley.
How do you handle multi-site portfolios?
Centrally project-managed under one named PM, with a shared inverter procurement and a shared monitoring portal. We have delivered 3-site and 5-site academy trusts and 7-site retail portfolios. Single quote, single contract, multi-site delivery.
What MPAN data do you need from us?
Ideally 12 months of half-hourly data — most HH-metered commercial sites can pull this from your supplier inside 48 hours. If you are not HH-metered, your annual kWh from any bill is enough to start, with site-load assumptions filled in by sector intel.
Can you provide a Scope 2 emissions reduction declaration?
Yes — every commercial install includes a GHG Protocol Scope 2 displaced-emissions calculation, formatted for inclusion in your annual sustainability report or for SECR mandatory reporting.
Do you handle SECR / TCFD / CSRD reporting support?
We provide the underlying data — kWh generated, tCO2e displaced, lifecycle emissions of the system — in the format your reporting accountant or ESG consultant needs. We do not write the full sustainability report; we provide the energy-data inputs.
What is your insurance position?
Public Liability £10m, Professional Indemnity £2m, Products Liability £5m. Insurance certificates available on request before contract.
How do you handle landlord consent on tenanted commercial property?
We provide a model landlord-consent letter that covers reversibility, insurance, ownership at end of lease, and lease assignment. We have used this template successfully with REIT landlords (Segro, Tritax, Prologis) and SME landlord-managed estates.
What about Permitted Development for our building?
Most commercial roof solar is PD under Class J of the GPDO. Exceptions: listed buildings, conservation areas, ground-mount above 9m². We confirm the PD position at survey stage.
What grid-connection timeline should we plan for?
G99 fast-track sub-50kVA: 4-10 weeks. G99 standard 50-250kVA: 8-14 weeks. G99 250kVA-1MW: 12-24 weeks. G99 1MW+: 6-18 months. KMM submits applications in week 1 of the project.
How does export limitation (G100) work commercially?
A G100 device monitors your grid connection in real time and curtails the inverter to keep export below a set threshold. Most commercial sites with high daytime self-consumption lose only 3-6% of generation to export limitation — economically immaterial against the time and cost of unrestricted grid reinforcement.
Do you offer Power Purchase Agreements?
Yes. We work with multiple PPA funders and disclose every introducer commission. Typical 2026 UK commercial PPA tariffs: 9-13p/kWh fixed for years 1-10, RPI-linked thereafter, contract length 20-25 years with asset transfer or buy-out option.
Can we accelerate depreciation on commercial solar capex?
Yes. Solar panels and batteries are special-rate plant, so Full Expensing does not apply, but the Annual Investment Allowance (AIA) lets a business deduct 100% of qualifying spend in year 1, up to £1m a year. For a company paying 25% corporation tax that cuts the effective cost by 25%. Above £1m, companies can claim a 50% first-year allowance on the special-rate spend.
What is your typical 100kWp install timeline?
Site mobilisation 2 weeks after contract; on-roof phase 8-12 working days; commissioning 1 week. Total: 6-8 weeks from contract to live system. DNO G99 lead-time is normally the critical path.
What about Section 75 / consumer credit if we finance?
Commercial finance over £25,000 is regulated under different legislation than consumer credit. We work with FCA-regulated commercial finance brokers; you receive the full pre-contract disclosure pack and 14-day cooling-off period applies.
What ongoing operations & maintenance do you offer?
Three commercial service-plan tiers, typically £8-£14/kWp/year. Cover: monitoring with alarm response, annual inspection, annual cleaning, inverter replacement provisions, fault response within 5 working days. See /solar-maintenance/.
Will solar work alongside our CHP / generator / UPS?
Yes — we design the solar control system to coordinate with CHP scheduling, and the inverter sits ahead of any UPS so the UPS continues to provide outage protection on critical IT load.
What about commercial battery storage?
Above 50kWh of battery, we model peak-shaving (reducing your DUoS and TNUoS by capping peak demand) and time-of-use arbitrage against your specific tariff. Most commercial battery installs pay back inside 7 years.
How do you handle change of building ownership during contract?
Solar systems transfer with the building. For PPA contracts, the new owner inherits the PPA tariff (which is typically below grid, so a positive feature for the buyer). We provide a one-page novation document at sale.
What VAT treatment applies?
Commercial solar PV is standard-rated VAT at 20%. The VAT is reclaimable on your VAT return if you are VAT-registered. Domestic solar is zero-rated until 31 March 2027.
